Lot Adjacent to Promenade Beach Club Designated As Residential Zone

TDB Associates, Inc. plans to continue forward with plans to build up to 11 condominium units between the Promenade Beach Club and Marine Terrace in Long Branch.

Residential buildings will be allowed in city's Beachfront North redevelopment zone adjacent to the Promenade Beach Club.

After hours of testimony, the Long Branch Planning Board ruled in favor with developer, TDB Associates, Inc., which allows for the landlocked lot, Lot 7, which was initially designated as a beachfront recreational zone, to be merged with the second lot, Lot 4, to create a residential lot. TDB is looking to build as many as 11 condominium units on the merged lots.

Using the Long Branch Zoning Ordinance as basis and citing a June 2011 from borough legal counsel Robert Beckelman, Anthony Morzo, legal representation for TBD Associates, argued the property in question has common ownership and despite the split zone designation and the lack of road access to the Ocean Avenue North property, that the lot could be used as a residential lot.

“The City agrees that the closure of Ocean Avenue to vehicular traffic locks Lot 7 from any vehicular ingress and egress except through Lot 4,which is fronted on Marine Tension, causes a merger of Lots 4 and 7 and therefore Lot 4 may appropriately be applied to the entire parcel of Lots 4 and Lot 7,” according to the letter.

TDB has not yet submitted a formal plan for the condominiums, but could be made to the planning board soon.
