UPDATE Portion of Ocean Avenue in Long Branch Will Be Closed Until May 24

Closure is due to the construction of Pier Village Phase 3

  A portion of Ocean Avenue in Long Branch will be closed until the May 24 Memorial Day Weekend according to the Long Branch Police Department. Ocean Avenue will be closed between Morris Avenue and Melrose Terrace due to the ongoing construction of Pier Village Phase 3. The third phase of Pier Village will occupy the block between those two streets and crews began construction on the project early last month. Police have not announced when the portion of Ocean Avenue will be reopened to the public, but will release an update as soon as possible.

Construction Begins on Pier Village Phase 3

Unknown completion date for project

Workers have begun construction of the third phase of Pier Village in Long Branch. Mayor Adam Schneider confirmed that site prep work was being conducted on Thursday. Schneider said there is no specific completion date for construction at this time. Construction will be done in phases, according to city officials. The first phase of the project will include: • 60 condominium units • A 59,810-square-foot hotel • 27,905 square feet of leasable retail space • An ocean-themed carousel • Boardwalk improvements and infrastructure, a children's play area and a stage. The second phase of the project will include: • 240 condominium units • 21,360 square feet of leasable retail space • A 286 space self parking garage with capacity for at least 600 …

Long Branch Council Greenlights Pier Village Phase 3 Construction

Council passes $24.9 million bond ordinance to get project started

  Residents can expect construction of Pier Village Phase 3 to begin in the spring after the Long Branch Council unanimously passed an ordinance bonding $24.9 million to get the project moving, during its meeting on Tuesday night. Mayor Adam Schneider explained that for the project to be completed in the scope the city desires, the city had to bond for some construction costs. The money will be paid back to the city through a Payment in Lieu of Taxes (PILOT) program after the project is completed in about two years. "What we would have gotten without this, was not necessarily something we would have wanted," Mayor Schneider said. City Looks to Bond $24.9 Million For Pier Village Addition

Money will be paid back to city in lieu of taxes by developer

The Long Branch Council has introduced a $24.9 million bond ordinance to help a developer start construction of the final phase of Pier Village. The money will be lent to the developer, Fountains Applied LWAG LLC, and be paid back in lieu of taxes after the oceanfront development is completed. According to the ordinance, the third phase of Pier Village will contain a 68-room hotel, retail and recreational space and off-street parking. The council has said construction is expected to begin in January and will be done in two phases. The first phase will include the expansion of the boardwalk and construction of the hotel, along with most of the residential and retail space. Planning Board Approves Newest Phase of Pier Village

Council still must approve certain conditions

  The site plan for Pier Village Phase 3 has been unanimously approved by the Long Branch Planning Board and it is now the city council's responsibility to satisfy three conditions before the project can begin. Councilwoman Kathleen Billings, who is the council representative on the planning board, explained during Tuesday's council meeting that it is the council's responsibility to oversee the completion of the three conditions. Councilwoman Billings said the council must approve a final design for the carousel that will be located in a public space that would also contain a small play area for children. Pier Village Planning Board Application Moved To End of Month

Engineering group still needs time to review

  The Long Branch Council may have given the plans for Pier Village Phase 3 its blessing, but the plans must still be approved by the city's planning board. The application was supposed to be presented to the Long Branch Planning Board on Thursday night, but the engineers and planners for the project said they were not ready. There are ongoing parking discussions that must be addressed before the application is presented, so the board decided to adjourn the meeting. I sure hope they provide free parking to access OUR publicly funded beaches. Fished this morning in Asbury Park (metered parking nowadays) and paid $4 for 2 hours of parking. That is ridiculous. Of course, I could have parked free of charge in spaces 86 and 87 for 15 minutes! I get it, Eminent Domaine, develop the property and then charge us for its use.   more ›

Council Approves New Pier Village Plan

Plans must still be approved by Long Branch Planning Board

  The Long Branch Council gave conceptual approval to the plans for the third phase of Pier Village on Tuesday night. Pier Village is located within the city's redevelopment zone, and the council is designated as the redevelopment authority and is charged with giving preliminary approval to anything that is built there. The site plan still must be reviewed by the Long Branch Planning Board at its June 7 meeting. However, the council must still approve a parking plan for the third phase of Pier Village before the project can move forward. Developers Unveil Third Phase of Pier Village to Public

Developer says project could begin in January, 2013

  After years of talks between the developer and the city, the third phase of Pier Village is on the verge of becoming a reality. Applied Development, the developer of Pier Village, presented the revamped project to the Long Branch Council on Tuesday night, including pictures and details of the final phase of the oceanfront residential and retail property. Applied Development originally showed the plans to the council in 2010, but after recommendations from the city, the group altered the design. The Long Branch Planning Board approved it the same year, but will need to approve the revised plan for the project to move forward.
