Potential Developer Asks Eatontown to Change Zoning For Old Orchard

Developer wishes to turn country club into an age-restricted community on one side and a retail center on Route 36.

The developer seeking to convert Old Orchard Country Club into an age-restricted community on one side and a retail center on Route 36 is asking Eatontown to change the zoning designation for the area.

Attorney Peter Falvo is representing Eatontown Ventures LLC, the contract purchasers of Old Orchard Country Club, located on Route 71 in Eatontown, and recently sent a letter to the Eatontown Council requesting the zoning change.

"We respectfully submit that the zoning on the property be changed to permit commercial development on the south side of Turtle Mill Brook Brook and age-restricted residential on the north side," Falvo's letter states. "We believe that this request reflects good planning and will result in substantial benefit to the borough and its citizens."

The property is currently zoned as "park/open space" with an overlay that allows 32,000 square foot lots.

The change, which would have to be approved by the Eatontown Council before an application would be heard by the planning board, would allow the developer to build 52 units in a 55 and over community on one side of the golf course. The portion of the property which fronts on Route 36, next to the Motor Vehicle Commission, would be slated for a retail center.

The two portions would be connected by walking or biking paths and the property would be naturally bifurcated by a stream on the site.

Eatontown Attorney Gene Anthony said the council would have to pass a rezoning ordinance for the changes to take place.

The Eatontown Council did not take any action on the developer's request during its Wednesday night meeting.
