Long Branch Council Selects New Developer For Beachfront South Condos

The luxury condos will be located in a lot on the corner of North Bath Avenue and Ocean Avenue.

The Long Branch Council has approved a new developer for a stalled condominium project along Ocean Avenue.

Property is located at 320 Ocean Avenue at the corner of Ocean Avenue and North Bath Avenue and the original plan called for the construction of 11 luxury residential condos.

The city originally entered into a redevelopment agreement in 2010 for the property and its site plan was approved, but the project did not move forward.

The original redeveloper sold the property to Mimi Feliciano, who had expressed an interest in getting the construction moving.

The property is located in the city's Beachfront South redevelopment zone, so the council has the right to approve or make changes to an proposed development.

Feliciano came before the Long Branch Council on Aug. 27 to describe her plans for the property and show the council that she is a responsible redeveloper.

Mimi said she may want to alter the original plan and if she does, she would have to come before the council again and planning board.

"We want to modify the plan to the highest and best use," Feliciano said. "But if we can't go forward with other improvements, we'll go with (the original) plan."

"We have a vision, but we have to test it and make sure it's appropriate and make sure it supports (the council's) vision as well," Feliciano continued.
