Several Fort Monmouth Property Sales Still Pending

Howard Commons decision expected in next few months

Several Fort Monmouth properties are on the market, and potential developers are looking to purchase buildings and parcels of land in Eatontown, Tinton Falls and Oceanport.

One of these properties is Howard Commons in Eatontown, which is an aged, dilapidated housing development off Pinebrook Road in Eatontown ready for demolition because it's homes don't meet current building safety codes. It consists of 486-townhouse style residential units in 52 buildings built in 1952 that may contain non-friable asbestos and lead-based paint.

FMERA issued a request for offers to purchase (RFOTP) for Howard Commons last December. The approximately 64-acre parcel is intended to be developed into housing, as shown in the Fort Monmouth Reuse and Redevelopment Plan, according to the Fort Monmouth Economic Revitalization Authority's (FMERA) latest newsletter.

"Six proposals were submitted on Jan. 28, 2013, and FMERA expects to have a recommendation to share with the Board at the June or July Board meeting," the newsletter states.

The Eatontown Council has expressed a strong desire for the housing units at Howard Commons to not be rentals.

FMERA has also issued an RFOTP for the Officers Housing in the Historic District in Oceanport, and proposals for that project are due by April 1.

"The Officers Housing is intended for residential reuse as envisioned by the Fort Monmouth Reuse and Redevelopment Plan," the newsletter states.

FMERA will also be issuing RFOTPS for Parcel B and Parcels C and C1 in Tinton Falls in the next few weeks.

Parcel B is a 53-acre parcel of land that runs along Route 35 in Eatontown that is the future of home of 150,000 square feet of retail, restaurant, entertainment and 302 mixed-income apartments, according to the Fort Monmouth Reuse and Redevelopment Plan.

The plan states that the apartments will be located above retail spaces and will also be three-story apartment buildings.

The Eatontown Council also wishes for this area to be rental-free.

Parcels C and C1 are vacant, undeveloped land in Tinton Falls.

FMERA is also expected to issue a request for proposals for a lease-purchase of the Fort Monmouth marina in Oceanport.

The building, which fronts the Oceanport Creek and was recently flooded, would be leased while repairs are made it. Once the developer makes repairs to the site, they would be obligated to purchase the property.

The Fort Monmouth Redevelopment and Reuse Plan states that the marina could be the home to commercial development, such as a waterfront restaurant.
