Fixing Up Eatontown: Sands Motor Lodge Site
Tell us what you would like to see on the property
Driving along Route 35 in Eatontown, it's hard not to notice the big, Vegas-style sign for the Sands Motor Lodge.
But upon closer inspection, the motel sitting on a little more than four acres on the north side of the highway, with listing fencing and outdated buidlings, has seen better days.
The property was at the top of Eatontown Economic Development Advisory Committee's Feb. 3 agenda, as members discussed a possible conversion of the site into a gas station and convenience store. The idea for the switch, which would require rezoning of the property, was brought to the committee's attention by the property owner, who would like to sell the site.
"It's the perfect location for that type of use," said Colleen McGurk, Eatontown's zoning officer, at the meeting.
Committee member Ron Wollner also supported the idea, explaining that drivers exiting Industrial Way have no nearby gas options if headed north along Route 35.
The property is zoned PB088, which is for professional office space and would need to be converted to a B2 zone to accommodate the new business.

I think a WAWA should be located there. When the WAWA was turned down 2 years ago at the old roller skating ring it made sense because it would have caused problems for the residents on Clinton avenue. The Sands Motel site would not cause any residental problems if a WAWA was located there.

You make the most sense here Carlo. Wawa is nowhere to be found on Rt.35 and an additional northbound gas station would be ideal. The economy is bad for supermarkets wjth so many closing and others up in the air.

I want a nice grocery store, like Publics from Florida. I know we have one in West Long Branch and Ocean Twp but I am tired of driving all the way over there or down Rt 35 and back.

A new grocery store would be great. I love Wegman's but it is a haul.

I think a gas station/convenience store at that location would benefit the residents who travel along hwy 35 north. I think there are more professional office spaces than needed in that area since industrial way is nearby.

Between half of the sign not being lit and only one car being in the parking lot most of the time, the place reminds me of the Bates Motel. Seriously though, it is a valuable piece of highway property. Hopefully the owner can find a buyer.

I would love to see a convenience store/gas station there. I wouldn't have to go into Ocean to one. A grocery store would also be great since we don't have any more in Eatontown. Keep our spending money in town!

Not completely sure, but don't think the property is large enough for a grocery store.
